Stucco Replacement: Your North Hollywood Project Planning Guide

Considering new stucco? Let's talk about how long it takes, what's involved, and, of course, how to find the best contractor for your North Hollywood home.

Replacing your home's stucco isn't a small job, let's be honest. But often, it's a necessary one. Maybe you're looking at extensive cracking, or there's water damage, or perhaps your place just looks plain outdated. I've seen a ton of these projects over my years here in North Hollywood, and the ones that really sail through always share one thing: good planning. You wouldn't hit the road for a cross-country trip without a map, right? Well, think of this as your guide for a stucco replacement project.

Project Timeline: What to Expect

So, how long does this whole thing actually take? It's definitely not an overnight fix. For an average-sized single-family home, a typical stucco replacement usually takes anywhere from two to four weeks. Sometimes it's a bit longer, depending on how complicated the job is or what the weather decides to do. Here’s a general idea of what that timeline usually looks like:

  • Initial Chat & Quote: This is where everything kicks off. A good contractor will come out, check out your home, talk about what you need, and then give you a detailed estimate. This part can take a few days, maybe up to a week, especially if you're getting several bids.
  • Permits: Seriously, don't skip this step. Any big exterior work, like replacing stucco, needs permits from the city. Your contractor should handle this for you, but be aware: it can take anywhere from a week to several weeks for approval. It really just depends on how busy the North Hollywood building department is at the moment. Often, this is the biggest wild card in the whole timeline.
  • Material Ordering: Once those permits are in hand, we order the materials. Stucco, lath, flashing, trim—everything needs to arrive on site. This usually takes just a few days.
  • Demolition & Prep: This is when the old stucco comes off. Expect dust, noise, and a bit of a mess. We'll also be checking the sheathing underneath for any hidden damage, fixing what needs fixing, and putting in new weather barriers and lath. This phase can easily take a week or more.
  • Stucco Application: This is the main event. Depending on whether your home needs a one-coat or three-coat system, and how many layers need to dry, this can take another week to two weeks. Each coat needs proper drying time, especially with our dry, hot summers here in NoHo.
  • Finishing Touches: This involves applying the final coat, any texture work, and then a thorough cleanup. Usually, this wraps up in a few days.

Just remember, these are estimates. Rain, unexpected structural problems, or even just a backed-up permit office can add days or even weeks. A good contractor will always keep you in the loop, though.

Getting Your Home Ready for Stucco Replacement

Once you've picked your contractor and locked in a start date, there are a few things you can do to make the whole process smoother for everyone:

  • Clear the Area: Move any outdoor furniture, potted plants, grills, or anything else you don't want covered in dust or getting in the way of scaffolding. Try to clear a space about 8-10 feet out from the house.
  • Protect Your Valuables: If you have anything fragile or precious near the house, bring it inside. We'll do our best to protect everything, but dust and debris are just part of the deal.
  • Trim Landscaping: Cut back any bushes and trees that are right up against the house. This gives us room to work and helps keep your plants from getting damaged.
  • Pets & Kids: Keep pets indoors or in a secure spot away from the work zone. Same goes for the kids. Construction sites aren't playgrounds, and there will be tools, materials, and plenty of noise.
  • Access: Make sure we can easily get to all sides of your house. We'll need space for equipment, materials, and our crew.
  • Tell Your Neighbors: It's a nice courtesy to let your immediate neighbors know there will be some noise and activity for a few weeks.

We'll cover your windows and doors, but you might still want to keep them closed during the dustier parts of the demolition. Oh, and expect some noise—it's just part of the job, unfortunately.

Questions to Ask Before You Sign Anything

This part is super important. Don't just go with the cheapest bid. You're making a pretty big investment in your home, after all. Here’s what I'd be asking if I were you:

  • Are you licensed and insured? Get their CSLB license number and actually check it. Ask for proof of liability insurance and workers' compensation too. This protects you if there's an accident.
  • What's your specific experience with stucco replacement? Not every contractor specializes in this. You want someone who really knows the ins and outs, especially with the unique weather patterns we get here in the Valley.
  • Can you give me some references? And then, seriously, call them. Ask about how they communicated, how clean they kept the site, if they stuck to the timeline, and if the client was happy overall.
  • What kind of warranty do you offer on your work? A good, reputable contractor will stand behind their craftsmanship.
  • What exactly is included in this quote? Is it just the stucco, or does it cover scaffolding, permits, disposal fees, and any necessary repairs to the structure underneath? Get every single detail in writing.
  • How do you handle unexpected problems? Sometimes we uncover dry rot or other damage once the old stucco is off. How will they tell you about it, and what's the process for approving extra work and costs?
  • What's the payment schedule? A small down payment is normal, but be wary of contractors asking for a huge percentage upfront. Payments should really be tied to specific project milestones.
  • Who will be supervising the project day-to-day? You'll want to know who your main point of contact is.
  • What steps do you take to protect my property? Ask about covering landscaping, driveways, and windows.
  • How do you handle cleanup? Will they remove all debris and leave the site tidy at the end of each day and once the project is finished?

Taking the time to ask these questions upfront can save you a lot of headaches later on. Here at Synergy Stucco North Hollywood, we believe in clear communication and being transparent right from day one. We want you to feel confident and informed throughout the entire process. A well-planned project is a successful project, and that's always our goal.
